Bridging Loans for Auction Purchases: Costs and Pre-Bid Checks [2026]

Check auction deadlines, legal packs, net loan advances and exit risk before bidding. Includes a worked bridging-cost and completion-cash example.

Can a bridging loan fund an auction purchase?

It can, if the lender accepts the borrower, property, security and repayment plan, and the funding can complete within the contract deadline. A bridge is not automatically necessary: ask whether a suitable mortgage or existing cash can meet the same timetable at a lower total cost.

The decision should turn on three numbers: the cash required before and at completion, the total borrowing cost, and the net proceeds available to repay the lender. A rent-yield calculation alone cannot establish that an auction purchase is fundable.

Read the auction conditions before assuming a deadline

There is no universal 14-day, 28-day or online-auction completion period. For example, Allsop's buyer guidance describes a usual 20-working-day period, subject to the lot's special conditions. Calendar days and working days are different.

An unconditional auction normally creates a binding purchase contract when the bid succeeds. A conditional sale can instead begin with a reservation agreement and a later exchange. SDL's buyer FAQs explain both formats and their different payment obligations. The actual lot documents take priority over an auctioneer's general guide.

Have the solicitor confirm the exchange mechanism, deposit or reservation payment, completion date, buyer fees, extra seller costs and consequences of default. Read any addendum issued before bidding. Scottish lots have different contract documentation; use a solicitor who deals with the relevant jurisdiction.

Arrange the finance checks before the bid

Do not plan to discover whether the property is acceptable security only after becoming legally committed. Prepare the following with the broker, lender and solicitor:

Check Evidence needed before setting the maximum bid
Property and title Legal-pack review, tenure, access, occupancy and any restrictions affecting the purchase or exit
Lender conditions Proposed advance, valuation basis, outstanding conditions, funding timetable and named contacts
Completion cash Accessible deposit plus the remaining purchase money, taxes, fees and reserves
Works Costed scope, required permissions, contractor availability and how the work is funded
Repayment Evidence for sale proceeds or refinance borrowing, including a lower-value and later-exit case

A decision or agreement in principle is conditional. It does not replace an acceptable valuation, legal work or satisfaction of the lender's other requirements. United Trust Bank's own process guidance distinguishes its initial decision from the steps needed to complete and makes clear that speed depends on the parties and valuation access.

Confirm whether the quoted loan-to-value ratio uses purchase price, current valuation, the lower of the two or a wider security package. Neither 80% lending nor 100% purchase-price funding is a general entitlement. Additional security can expose another property to enforcement and does not remove transaction costs.

Worked example: the net advance changes the cash needed

These are hypothetical inputs for simple-interest modelling, not a lender quote or current market rates. Assume a £150,000 purchase, £25,000 of works funded separately, and a £112,500 gross bridge. The loan is 75% of the assumed purchase price, with six months' interest at 1% per month, a 2% arrangement fee and a 1% exit fee, each calculated on £112,500.

Calculation Amount
Monthly simple interest: £112,500 × 1% £1,125
Six months' interest: £1,125 × 6 £6,750
Arrangement fee: £112,500 × 2% £2,250
Exit fee: £112,500 × 1% £1,125
Total finance cost before other charges £10,125

If the lender deducts the six months' interest and arrangement fee at drawdown, the net advance is £103,500 (£112,500 − £6,750 − £2,250). The buyer therefore contributes £46,500 towards the purchase price. With an assumed £15,000 auction deposit already paid, £31,500 of that contribution remains due at completion; do not add the deposit twice.

The separate £25,000 works budget takes the buyer's purchase-and-works contribution to £71,500, before acquisition tax, auction fees, legal and valuation costs, broker fees, contingency and the eventual exit fee. This is substantially more than a simple 25% purchase-price deposit.

With the assumed interest already retained, redemption at six months is £112,500 principal plus the £1,125 exit fee: £113,625. Do not add the retained £6,750 a second time. Rolled-up or serviced interest produces a different cash-flow schedule.

Enter the lender's actual interest method and fee bases in the bridging loan cost calculator. Use the stamp duty and cash-to-complete calculator for a separate acquisition-cost check, selecting the relevant UK nation and buyer circumstances.

Test the exit before relying on the bridge

In the example, two extra months at the same simple rate add £2,250. Redemption would rise to £115,875 before any extension or default charges. That illustration assumes the lender agrees to the additional period; an extension is not assured.

For a sale exit, compare redemption with sale proceeds after selling costs. For a refinance, check the proposed mortgage's valuation, loan-to-value, rental coverage, borrower criteria and completion timing. A finished refurbishment does not by itself guarantee a mortgage offer. Record the cash needed if the refinance falls short and the fallback if the sale takes longer.

Are all auction bridging loans regulated?

No. The FCA's glossary definition of bridging loan is used within its regulatory rules; it does not mean every commercial product called a bridge is a regulated mortgage or has a universal twelve-month limit. Classification depends on the contract and applicable exclusions. Have the adviser explain the proposed facility's status and read the regulated bridging guide.
