Investor pack readiness checker

Interactive deal sourcer checklist for deciding whether a UK property lead is ready to send to an investor, still needs evidence, should be renegotiated, or should be killed. Covers numbers, proof gaps, pack content, Deal Shield redactions, and close-out steps. Use it as a quick screen before saving live deals in the Deal Pipeline.

Outputs

  • Deal readiness score (percent)
  • Verdict (Send | Needs Evidence | Renegotiate | Kill)
  • Missing proof gaps (checklist_items)

Calculation formula and denominator

Readiness is an evidence-completeness screen: completed and evidenced checks are counted separately from unanswered or unsupported claims.

How to Use This Checklist

  1. Confirm the core numbers: maximum purchase price, yields, ROI, cash flow, DSCR, cash to complete, and stress-test assumptions.
  2. Check the proof gaps: sold comparables, rent evidence, refurb estimate, EPC, tenure, licensing, planning, and HMO notes where relevant.
  3. Review the investor pack: plain-English summary, verdict, risk register, assumptions table, sourcing fee disclosure, and disclaimers.
  4. Confirm Deal Shield redactions: exact address, source URL, and private notes should stay hidden until you choose to reveal them.
  5. Define the share and close-out step: named investor, next action, reservation, fee payment, completed, passed, or archived.

Worked example

A pack with verified rent, costs and title prompts but no finance illustration remains “needs evidence”; a high tick count cannot override a critical missing item.

Method and sources

Reviewed: 26 August 2026

  1. Record each claim and its evidence.
  2. Treat critical proof gaps as stop conditions.
  3. Share limitations and the evidence date with the pack.

Assumptions and limitations

  • A checklist does not validate source documents.
  • Readiness is not legal, mortgage or investment approval.
