Calculation formula and denominator
Readiness is an evidence-completeness screen: completed and evidenced checks are counted separately from unanswered or unsupported claims.
How to Use This Checklist
- Confirm the core numbers: maximum purchase price, yields, ROI, cash flow, DSCR, cash to complete, and stress-test assumptions.
- Check the proof gaps: sold comparables, rent evidence, refurb estimate, EPC, tenure, licensing, planning, and HMO notes where relevant.
- Review the investor pack: plain-English summary, verdict, risk register, assumptions table, sourcing fee disclosure, and disclaimers.
- Confirm Deal Shield redactions: exact address, source URL, and private notes should stay hidden until you choose to reveal them.
- Define the share and close-out step: named investor, next action, reservation, fee payment, completed, passed, or archived.
Worked example
A pack with verified rent, costs and title prompts but no finance illustration remains “needs evidence”; a high tick count cannot override a critical missing item.
